New anti-money laundering requirements
From 1 July 2026, new identity verification requirements came into effect for all real estate agencies across Australia under the Anti-Money Laundering and Counter-Terrorism Financing (AML/CTF) laws.
After more than a decade in the planning, one of Byron Bay’s largest commercial sites has been rezoned, paving the way for a major new industrial precinct on Ewingsdale Road.
The former Sunnybrand chicken processing site has been rezoned by the NSW Department of Planning, Housing and Infrastructure, creating 10 hectares of industrial land, along with a further 7.6 hectares of environmentally zoned land.
Developer Tower Holdings, led by Terry Agnew, is now preparing a development application for the site, with plans to create vacant lots of around 1,500 square metres and above.
Once developed, the new precinct is expected to support more than 800 full-time jobs and, according to Tower Holdings, generate around $92 million in wages and salaries each year.
This is an interesting development for Byron, where industrial land has been in short supply for a long time.
The Arts & Industry Estate has changed enormously over the years and is now home to everything from traditional industrial businesses to cafés, shops, creative businesses and professional services. There’s also very little room left for businesses that need more space or want to establish themselves in Byron.
Tower Holdings CEO Anthony Aiossa says the company expects strong demand from businesses that simply haven’t been able to find the right land or premises locally.
Ten hectares of new industrial lots could go some way towards changing that.
Tower Holdings bought the former chicken processing site in 2015, so the rezoning has been a long time coming.
The site sits next to Harvest Estate, which was also developed by Tower Holdings, on Ewingsdale Road at the western entrance to Byron Bay.
Now that the rezoning is through, the next step is a development application to Byron Shire Council. Construction is currently expected to start in 2028.
There are no prices for the proposed industrial lots yet. Tower Holdings says it will wait until the development application has been approved before putting them on the market.
For a town that has grown and changed as much as Byron, the release of 10 hectares of new industrial land is significant.
There’s still a way to go, with the development application yet to be lodged and the details of the proposed subdivision, access and infrastructure still to come.
Given the size and location of the site, there will no doubt be plenty of interest in the plans as they move through the approval process.
We’ll keep an eye on the development application and will share more as further details become available.
